Required spend — not paid to the franchisor
Fees to the franchisor's affiliates for software, the call center and (in year 1) help desk support: $10,373 a year, plus $15 to $25 per booked appointment. Software alone is $515.45 a month.
Local marketing: the franchisor may require at least $72,000 a year. Worried Bird has no required advertising minimum.

The initial fee is priced by household
The fee covers up to 50,000 qualified households, with $0.50 for each one above that, up to $47,500. A qualified household earns more than $125,000 a year, or more than $150,000 in Alaska, California, the District of Columbia, Hawaii, Maryland, Massachusetts, New Hampshire, New York, Oregon and Washington. In 2025 the average fee actually paid was $46,231, ranging from $11,638–$70,461 with discounts and territory size.

Required local marketing
On top of the 2% MAP Fee, you must spend $72,000 on local marketing in each of the first two years of operation, plus a grand-opening minimum before you open, which the document gives as $3,000 in Item 6 and $3,500 in Item 7. From year 3 the franchisor may require an annual minimum set by the prior year's sales: $72,000 up to $600,000, falling to the greater of $50,000 or 5% above $1,000,000. This is spent by you, not paid to the franchisor.

For a 100,000 owner-occupied household territory, that is $60,000 one-time and $15,000 a year. No percentage of sales and no minimum fee. Window Genie counts households earning over $125,000 a year, a different measure, so we make no claim that the two territories are the same size.

The minimum fees, explained
Both of Window Genie's percentage fees have a floor. At full level, the Minimum License Fee equals 7% of $171,429 a year in sales, and the Minimum MAP Fee equals 2% of $360,000. Below those volumes, the fees stop falling with your sales.
For context, Window Genie's Item 19 reports a 2025 median of $386,484 in Gross Sales across 94 businesses open all year, and an average of $130,448 for the bottom quarter. Those figures describe past performance of the Window Genie system only.

A standard Window Genie territory holds up to 50,000 qualified households. While you are in compliance, the franchisor will not grant another Window Genie franchise with rights to market in it. It keeps the right to serve Key Accounts there, to sell through other channels, and to operate other brands, and you may not market outside your territory without permission.

You may face competition from other franchisees, from outlets we own, or from other channels of distribution or competitive brands that we, our affiliates or third parties control, operate or franchise.”
From the second full calendar year, the business must achieve annual Gross Sales in the top 90% of the system for that calendar year, and a Net Promoter Score not more than 10 points below the system average. Missing either leads to a performance improvement plan; failing it is a default that can lead to a smaller territory or termination. Because the sales standard is relative, its dollar level moves with the rest of the system.

- The term is 10 years, renewable once for another 10 years on the franchisor's then-current agreement.
- The franchisor has a right of first refusal on any sale of the business.
- After it ends, a non-compete lasts 2 years, in your former territory, within 25 miles of it, or inside another Window Genie territory.
- Texas law applies unless state law supersedes it.

You expect a small first year
Both minimums start part-way through the first year. Below about $146,667 in sales that year, Window Genie's fees to the franchisor cost less in absolute dollars than a flat $15,000 Membership Fee. From year 2 its minimums alone come to more. Run your figure in the calculator.
You already run a cleaning business
Window Genie's roll-in program discounts the initial fee by 10% to 50% for an existing business with $150,000 or more in sales, with a lower License Fee for an initial period. If you are converting, that is a real difference.
You want a long track record to study
Window Genie has franchised since 1998 and had 103 US franchises at the end of 2025. Its Item 19 covers three years of sales, plus jobs per day, sales per job and recurring customers. That is a lot of history to read before deciding, and it is worth reading properly.

How much does a Window Genie franchise cost to open?
The 2026 disclosure document puts the total initial investment at $136,064 to $305,683, of which $41,250 to $48,750 is paid to the franchisor or an affiliate. The initial franchise fee is $40,000 for up to 50,000 qualified households, plus $0.50 for each additional household up to $47,500. The average fee actually paid in 2025 was $46,231.
What royalty does Window Genie charge?
Window Genie calls its royalty a License Fee: 7% of Gross Sales, billed twice a month, plus a 2% MAP (marketing) fee. Both have minimums. From week 27 the License Fee is at least $500 per half-month, or $12,000 a year; the MAP Fee is at least $200 per half-month in months 7 to 12 and $300 after that, or $7,200 a year.
What other ongoing costs are there?
Required software at $515.45 a month, the call center at $349 a month plus $15 to $25 per booked appointment, and bookkeeping help desk support of at least $200 a month for the first year, all paid to affiliates. You must also spend $72,000 a year on local marketing in each of the first two years, and the franchisor may require up to $72,000 a year after that.
Does a Window Genie franchise come with an exclusive territory?
No. Item 12 states that you will not receive an exclusive territory. While you are in compliance, the franchisor will not grant another Window Genie franchise with rights to market in your territory, but it keeps rights including Key Accounts, other channels and other brands.
Does Window Genie have a minimum performance standard?
Yes. From the second full calendar year, annual Gross Sales must be in the top 90% of the system, and the customer satisfaction score no more than 10 points below the system average. Missing either leads to a performance improvement plan; failing that can lead to a smaller territory or termination.
